François Pinet
42-44 rue de Paradis, Paris

42-44 Rue de Paradis in Paris has a rich history linked to 19th-century industrialization. This complex was the headquarters of the famous Maison F. Pinet, a company specializing in the manufacture of luxury shoes. In 1863, François Pinet acquired a plot of land at 44 Rue de Paradis-Poissonnière and established his headquarters, workshops, offices, and a large boutique there. These buildings, rebuilt in 1885-1886, originally featured distinctive architectural elements, such as allegorical caryatids of Commerce and Labor above the entrance. The complex played a vital role in the development of the luxury shoe industry in Paris.
Our project is part of an approach aimed at revitalizing this very damaged building complex while respecting its historical character. The cut stone facades, the glass-roofed heights, and the vast interior courtyard have been carefully restored to preserve the building's soul, while integrating contemporary solutions such as reversible air conditioning and the complete renovation of the roofs and frames. This project perfectly combines the preservation of heritage with the current needs of the occupants, offering functional, sustainable spaces in harmony with the Parisian identity.
The creation of an interior garden brings a new dimension to this complex, now in line with environmental requirements thanks to targeted BREEAM certification, guaranteeing sustainable management of resources.
Through this rehabilitation, we sought to create a subtle link between the history of the place and modern expectations, by transforming the spaces while respecting their architectural and heritage identity.
This restoration has attracted innovative and creative businesses such as Veja, the Libertino restaurant, and the Adéquat Agency, which have found in these renovated spaces a setting that reflects their identity. The balance between respect for the built heritage and the needs of current occupants reinforces the building's appeal, transforming it into a dynamic and iconic location for the companies that set up shop there.
